CCG a division of Affiliated Capital Corp. provides a full compliment of development and construction services to the multifamily housing sector and for over 20 years has specialized in the development and construction of affordable housing and condominiums. AFFORDABLE HOUSINGCCG has been an active developer and builder of affordable housing financed under various government programs including Section 8, RD, HUD 221(d)(4) program, tax exempt bonds and of course the Section 42 tax credit program. Our insight, expertise and knowledge base of these programs coupled with our property management and compliance expertise enables CCG to carefully navigate the programmatic intricacies of these programs related to construction and development. An example of CCG's is our monthly Owner updates to determine cost savings needed elsewhere which can then be applied to other qualified line items thus insuring the Owner maximizes its tax credit eligible basis. Owners also have CCG undertake the logistical task of household relocation during their Section 42 acquisition/rehabs. Because CCG understands Owners may have sold their tax credit properties subject to tax credit adjusters, CCG prides itself on building ahead of schedule and exactly on budget. Working with various Institutional Investors, CCG also recognizes the importance of timely and periodic communication of relevant construction data required by our Owners' accountants, asset managers and legal staff. CONDOMINIUMSCCG prides itself in the development and construction of design driven affordable condominiums attractively site planned and which in and of themselves create harmonious communities. Although some of our condominiums sell for over $375,000, for the past 10 years CCG has been a leader in affordable condominiums having price points from $140,000 to $225,000. We take pride in our attention to detail, customer service and being a good team player with the local communities in which we build. Our communities have includes featured amenities such as boat slips well appointed clubhouses with swimming pools, exercise and community rooms and tennis courts. Most of our communities are managed by ACC Management Group and the units are sold through our brokerage company, Capital Associates Realty Corp.
